Workplace platform Modo Labs and location technology firm Pointr have partnered to integrate AI-driven indoor mapping and way-finding into enterprise office environments. The collaboration allows employees to navigate multi-floor buildings, locate colleagues, and book desks or meeting rooms through a single interface.

The system converts static floor plans into interactive 3D maps using “blue-dot” way-finding technology. Key features include real-time visibility of room availability, automated map updates as office layouts change, and geo-fenced routing for secure access. The integration also provides enterprise analytics to help organisations monitor space utilisation and occupancy trends.

The partnership addresses a shift toward “space as a service” models in corporate real estate. According to Gartner research, 40% of large enterprises are expected to provide on-demand access to smart workspaces by 2028. The technology aims to reduce friction in hybrid work environments where employees may be unfamiliar with specific office layouts.

“By embedding Pointr’s indoor mapping and blue-dot way-finding capabilities directly into Modo Workplace, we’re helping organisations reduce friction and improve productivity,” said Sean Kae, CEO of Modo Labs.

Pointr has currently digitised over 5 billion square feet of space globally. The integrated solution is designed to work with existing Integrated Workplace Management Systems (IWMS) and room booking platforms already used by Fortune 100 companies.
